Pre-contract Stage

  • Preliminary cost estimate based on square footage desired with standard features.
  • Meetings with Architect to design plans and determine features desired.
  • Review of all City/County/Homeowners codes and restrictions to avoid issues later.
  • Review of final Contract Price determined by builder with designated specifications & allowances.
  • Signing of Contract and Down payment.

Loan Application

Lake Construction is an approved builder with a number of local banks. If you use a different lender, more time may be required for the Builder Approval process. Your lender will need from us:

  • A survey of the property showing the proposed footprint of the home.
  • A copy of the plans for the Appraiser to review.
  • A copy of the signed contract and specifications.

Permitting Stage

We’ll obtain all necessary documents required in permitting package, including:

  • Survey with building footprint.
  • Final sealed plans, Energy calculations, etc.
  • Environmental permits for septic system if applicable.
  • Notice of Commencement signed by Owner .
  • Zoning Clearance / Homeowners Association letter of approval.

Construction Process

Our Designer will meet regularly throughout the process to make sure all selections of materials are determined in accordance with the scheduling timeline.

Our Project Manager will meet regularly with you to review any concerns and questions you have, and to discuss any changes you may wish to make during the construction process.

Our Accounting Department will keep detailed records of your allowances and review overages and credits periodically with the Project Manager.
